Pattaya Bar Directory (realpattayabars.com) is operated by Matt Goodman, United Kingdom, and is a directory of bars in Pattaya, Thailand. By browsing this site, submitting a form, claiming a listing, or paying for a feature, you agree to these terms. If you don't agree with them, please don't use the site.
Bar listings come from public map data (Google Places, OpenStreetMap), from owners adding or claiming their own bar, and from customer tips — every one is checked by a person before it goes live, but the details shown (opening hours, contact info, whether a bar is still open at all) can still be out of date or wrong, and we make no guarantee about their accuracy. This is a directory, not a booking platform — we don't take reservations, sell tickets, or act as an agent for any bar. "Busy now" check-in tags are a fun crowd indicator based on recent phone scans, not a verified occupancy count.
You must be at least 18 to submit a form on this site (claiming, advertising, or adding/recommending a bar). This site doesn't sell or serve alcohol — any age, ID, or entry requirements at a bar itself are set and enforced by that bar under Thai law, not by us.
A claimed listing is managed by whoever can receive the one-time sign-in code sent to the email address on file for that bar (or, if set up that way, a password) — keep that email account and any password secure, and tell us straight away if you think someone else has access to it. You're responsible for what's published or changed on a listing through your own sign-in.
Claiming a bar, buying an ad slot, or a Hot Promo boost is a paid feature billed through Stripe, in the currency and amount shown at checkout before you pay. Claim and ad-slot fees are recurring monthly subscriptions that renew automatically until cancelled; Hot Promo is a one-time payment for a fixed period. You can cancel a subscription at any time from your listing's management page — cancelling stops future billing and the listing drops back to the free/unclaimed tier at the end of the period you already paid for. Payments already taken aren't refunded except where we reject a submission after payment (in which case we refund it) or where required by law.
Anything you submit — a listing's details, a photo, a promo line, an advert, a review-style recommendation note — must be accurate, must be about a real business, and must be something you actually have the right to publish (your own photo, or one you have permission to use). Don't submit content that's illegal, infringes someone else's rights, or misrepresents a business you don't own or work for. By submitting content you give us a licence to display it on the directory (and in things like Google's search results via the site's structured data) for as long as the listing stays live; you still own it.
We can remove a listing, advert, or submitted content, and suspend or end access to a claimed listing, if we reasonably believe any of the above has happened — including a listing that turns out to be for a business that isn't actually a bar (for example, a shop mistagged as one on the map data it came from).
Bar pages link out to third-party sites (a bar's own website, Facebook, Google Maps) and payments run through Stripe. We don't control those sites or services and aren't responsible for their content, availability, or how they handle your data — see their own terms and privacy policies.
The site and its listings are provided "as is". We don't guarantee the site will be uninterrupted, error-free, or that any listing's details are accurate or current, and we make no warranty about the quality, safety, or legality of any bar listed.
To the extent permitted by law, we aren't liable for any indirect, incidental, or consequential loss arising from your use of the site or reliance on any listing, and our total liability to you for any claim arising from these terms is limited to the amount you paid us in the 12 months before the claim arose (or nothing, if you haven't paid us anything). Nothing in these terms excludes or limits liability that can't lawfully be excluded or limited — for example, liability for death or personal injury caused by negligence, or for fraud.
We can remove your listing, advert, or content, or suspend or end your access, for a breach of these terms, non-payment, or where a business closes or is found not to be genuinely operating. You can stop using the site or cancel a paid feature at any time as described above.
If these terms change meaningfully, this page will be updated and the "last updated" date at the top will change. Continuing to use the site after a change means you accept the updated terms.
These terms are governed by the laws of England and Wales, and any dispute will be handled by the courts of England and Wales, without affecting any mandatory consumer-protection rights you have under the law of the country where you live, including Thailand.
